TERMS AND CONDITIONS

Bookings

Full rental is payable and bond details are required by the guests in advance and before the keys to the property are released. All bookings are subject to negotiation and approval by the owners. A booking may be cancelled or altered by the owner at any time. In the event of this occuring we will endeavour to find alternative accommodation. Great Ocean Retreats cannot be held responsible for the action taken by the owner, third party or unforeseen event occuring beyond our control.
It is the responsibility of the guest to ensure that the information on your confirmation form is correct. This includes dates booked and amounts charged.

Please note that bookings for the period between Christmas and the end of January commence from the 1st July every year.

Bookings commencing from Boxing Day have a nominated set number of nights, then weekly bookings apply until the end of  Januray.

Payment Of Booking

All bookings require a 50% deposit of the total tariff plus a non refundable booking fee within 72 hours of making a booking. Should your deposit not be paid by this time, the booking will be automatically cancelled. The balance payment is payable 30 days prior to your arrival. 

We accept credit cards Visa and MasterCard. and EFT (Electronic Bank Transfer) Please note credit card payments incur a 1.5% processing fee.



Booking Sight Unseen

If you book a property over the phone or via images on the internet without viewing the property in person, we cannot be held responsible for any change to the property or misconception of the description. While every effort is taken to provide the correct information, inventories may change and the Agent/Owner takes no responsibility for this.


Cancellation Fees:

Cancellation policy is applicable to whole or part cancellation of bookings. The booking fee and any other nominated fees associated with the initial booking payment is not refundable. A $100 administration fee applies to any cancellation.

A booking cancelled 6 months or more before commencement of booking: Adminisration fee $100.00 applies.
A booking cancelled between 3 and 6 months before arrival, the fee retained is 10% of the total rental amount, unless a replacement booking is found, plus the administration fee.
A booking cancelled between 1 and 3 months before arrival: fee retained is 50% of the total rental amount, unless a replacement booking is found, plus the administration fee.
A booking cancelled less than 1 month before commencement: fee retained will be all the total rent paid. If a replacement booking is found only the administration fee will be retained.

Covid Information:

If a booking needs to be cancelled due to COVID-19 government travel restrictions (ie lockdowns only) the cancellation policy has been waivered. However the booking fee and bank fees associated with the initial booking payment are not refundable.

If you contract Covid and are unable to travel due to isolation, you are only able to postpone the booking to another date. The cancellation policy will apply if you want to cancel. 

If you contract Covid during your stay, refunds will not apply if you choose to leave early.

Security Bond

Selected properties require a credit card pre authoristion bond of $1000 prior to the arrival date. Following a departure inspection the bond is released in 7 business days.
You will be informed upon booking if a pre authorisation is required.

Tariffs:

Are current and are subject to change without notice. No responsibility is accepted for errors and omissions on the websites.

Maximum number of Occupants:

The number of guests of the rented premises must not exceed the number of beds provided or the number agreed to with the agent at the time of booking. Exceeding the number of guests will result in termation of your booking without refund.

Weddings, Parties, Events or......anything.

STRICTLY NO PARTY POLICY applies to all our properties. Rent and bond will be forfeited in these cases and evition from the property will be immediate.


Cleaning:

We ask that our properties be treated with respect and left neat and tidy on your departure. It is the guest's responsibility to clean the BBQ and place bins out on departure.  Any excess cleaning or removal of excess rubbish will be deducted from your bond.

Arrival and Departure

In peak season, check in is 3pm and check out is strictly 10am on the day of departure. In non peak season, the check in time is 2pm and check out time is 10am.

Keys

Keys are to be collected and dropped off at our office for bookings in Aireys Inlet, Fairhaven, Moggs Creek and Eastern View. 
Our address is 4/75 Great Ocean Road, Aireys Inlet.. Office hours are 9- 5 pm.  Monday to Friday and 10am-4pm on weekends in the peak season and revised hours during the non peak times. Closed public holidays.

For all our Anglesea, Jan Juc, Lorne and Torquay properties, keys will be left at the property for your arrival.


                                                  A call out fee of $50 is incurred for lost keys or lockouts.

Smoking

All properties are non-smoking without exception.

Damage

As a guest, you are responsible for all damages, breakages and losses incurred during the term of your occupancy. All damages, breakages and losses must be replaced, paid for or made good to the satisfaction of the owner/agent. This includes the cost of lost keys.

Linen

The majority of our properties are let WITHOUT linen (being towels, tea towels and all bed linen) unless otherwise stated you will be required to bring linen. 

Pets

Animals are strictly not permitted in any of our properties either onto the grounds nor inside the property under any circumsatances. Pets found in non Pet Friendly properties will result in the termination of your booking without refund and additional cleaning charges will be debited from your bond.

All properties that are deemed "Pet Friendly", pets are required to be confined to the outdoors only. Ensure all dog droppings are removed prior to departure.

The owner of the pet is liable for any damaged caused to the property.

Your pet is not allowed inside the property and bond  charges will apply if extra cleaning is deemed necessary.

Personal property

No responsibility will be taken by the agent or owner for guest's possessions left at the property. If items are left and need to be returned, a self-addressed post bag is to be sent to our office for item/s to be retrieved.

Indemnity

1.       The guest:

a)       uses and occupies the premises at his/her own risk; and
b)      Indemnifies the owner against any liability, which may attach to the owner as a result of injury or loss being personal or proprietary suffered by any person where any injury damage or loss has been contributed to or caused by any act or occasion of the guest or his/her agent.

Great Ocean Retreats does not accept liability in contract or tort for any injury, damage, loss, delay, additional expense or inconvenience caused directly or indirectly by force majeure or other events which are beyond our control or which are not preventable by reasonable diligence on our part including, but not limited to war, civil disturbance, fire, floods, extreme weather, acts of God, acts of Government or of any other authorities, accidents, theft to or failure of machinery or equipment or industrial action. For the avoidance of doubt, the Cancellation Policy applies to cancellations by reason directly or indirectly related to events which are beyond our control including warnings issued by any authority.
 
Privacy
 
All personally identifying information that you provide voluntarily (e.g. name, address and phone number) will only be used by Great Ocean Retreats to respond to your enquiry and to provide our services and to offer you other products or services that we believe may interest you. Great Ocean Retreats will not sell, trade, share or licence the information you provide to any other entity.
 




 

To secure a reservation your credit card will be charged 50% deposit of the total tariff and the booking fee when making a booking.The balance of your payment will be deducted on the 1st day of the month your booking arrival date occurs in. With the exception of December & January balances will be processed on the 20th November. If a booking is made within a month of the booking date, the full amount is required. Your card details will be held as a bond as per our terms & conditions. We accept credit card (VISA MC) Please note credit card payments incur a 1.5% surcharge.
