Holiday Accommodation:

A two night minimum stay applies to all bookings, unless otherwise stated.

Statutory Holidays - Australia Day, Labour Day, Queens Birthday and Melbourne Cup
A three night minimum stay applies.

A four night minimum stay applies.


Summer bookings 2022/2023:
All bookings for Christmas and January commence from 01/07/2022.

Bookings commence on 1st February 2022.

Payment of bookings:

To secure a reservation, 50% deposit of the total tariff is required within 72 hours of making a booking. Should your deposit not be paid by this time, the booking will be automatically cancelled. If a booking is made within a month of the booking date, the full amount is required. Balance is to be paid prior to arrival. We accept credit card (Visa and Mastercard), cash and EFT (electronic transfer). Please note credit card payments incur a 1.5% surcharge.

All bookings incur a booking fee $120.00, which $2.00 of the fee is donated to World Vision. (The booking fee is non refundable)


Linen Hire:

Linen orders are to be made 2 weeks prior to booking and will be available for your collection on arrival.

Minimum hire charge is $50.00

Holiday Accommodation - Terms and Conditions

Full rental fee (GST not appicable) and bond monies are payable by guest/s in advance and before the keys to the property are released. All bookings are subject to negotiation and approval with owners. A booking may be cancelled or altered by the owner at any time. In the event of this occurring we will endeavor to find alternative accommodation. Great Ocean Retreats cannot be held responsible for the action taken by the owner, third party or unforeseen event occurring beyond our control. It is the responsibility of the guest to ensure the information on your confirmation form is correct. This included dates booked and amounts charged.

Booking sight unseen
If you book a property over the phone or via photos on the internet without viewing the property in person, we cannot be held responsible for any change to the property or misconception of the description. While every effort is taken to provide correct information, inventories may change and the Agent/Owner takes no responsibility for this.

Cancellation fees:

If a booking needs to be cancelled due to COVID-19 government travel restrictions(ie lockdowns only) the cancellation policy has been waivered. The booking fee and bank fees associated with the initial booking payment are not refundable. However, if you contract covid and are unable to travel due to isolation, you are only able to postpone the booking to another date. The cancellation policy will apply if want to cancel. 

Cancellation policy is applicable to whole or part cancellation of bookings. The booking fee is non refundable and a $100 administration fee applies to any cancellation.
A booking cancelled 6 months or more before commencement of booking: Administration fee $100.00.
A booking cancelled 3 months or more before commencement: fee retained 10% of total rental canceled, unless a replacement booking is found, plus an administration fee.
A booking cancelled 1 month or more before commencement: fee retained 50% of total rental canceled, unless a replacement booking is found, plus an administration fee.
A booking cancelled less than 1 month before commencement: fee retained will be all the total rent paid. If a replacement booking is found, only the administration fee will be retained.

Security Bond
A security bond of $1000 is required on booking. Credit card details are held up to 14 days after departure and in the case of cash/cheque bonds, payment will be refunded usually within 14 days, subject to the property being left in a clean condition with no damage.
No keys will be issued until such details have been taken or a cash security deposit has been paid.

Maximum number of guests
The number of guests staying at the rented premises must not exceed the number of beds provided or the number agreed to with the agent at the time of booking. The BOND of $1000 will be forfeited if this is the case, and eviction from the property will be immediate.

Weddings, Events or …. Anything
Properties we manage are to be used purely for holiday accommodation only.
A charge of $2500 will be incurred should any type of function be held in the property.

We ask that the properties be treated as your own and left as you found them. It is the guest’s responsibility to clean the BBQ. Any excess cleaning or rubbish removal will be deducted from your bond. Cleaning kitchen area/packing away crockery etc/attending to floors/removal of rubbish$50 (minimum)

* Removal of any animal waste at a pet friendly property$50 (minimum)
* Removal of excess rubbish or contaminated bins$50 (minimum)

Arrival and Departures
During the summer peak season, check-in time is 3:00pm and check-out is strictly 10:00am on the day of departure. In Mid and Low Season, the check-in time is 2pm and check-out time can vary according to individual property requirements. (Check-out time will be verified on arrival.)

Aireys Inlet, Fairhaven, Moggs Creek, Eastern View
Keys are to be collected and dropped off at our office in Aireys Inlet at;
Great Ocean Retreats, 75 Great Ocean Road, Aireys Inlet. Office hours are 9-4pm, Monday – Friday and 10-4pm on weekends. If you are arriving outside of office hours, could you please call our office to make alternative arrangements.

Anglesea, Jan Juc, Lorne and Torquay.
Keys will be left at the property for your arrival with lockbox codes or instructions supplied prior to arrival.

                                            During out of office hours, lost keys or lockouts incur a service fee of $50

All properties are non-smoking without exception.

As a guest, you are responsible for all damages, breakages and losses incurred during the term of your occupancy. All damages, breakages and losses must be replaced, paid for or made good to the satisfaction of the owner/agent. This includes replacing/recutting lost keys.

The majority of our properties are let without linen (being towels, tea towels and all bed linen) unless otherwise stated, you will be required to bring linen. (Please check the individual property attributes on our website.)

No animals are permitted at any of our properties, unless the property is deemed pet friendly. All bond monies will be automatically forfeited and you will be required to vacate the premises immediately if pets are found on rented property.

Personal property
No responsibility will be taken by the agent or owner for guests possessions left at the property. If any items are left and need to be returned, a self-addressed post bag is to be sent to our office for item/s to be retrieved.


1. The guest:

a) uses and occupies the premises at his/her own risk; and

b) Indemnifies the owner against any liability, which may attach to the owner as
a result of injury or loss being personal or proprietary suffered by any person where any injury damage or loss has been contributed to or caused by any act or occasion of the guest or his/her agent.


Great Ocean Retreats does not accept liability in contract or tort for any injury, damage, loss, delay, additional expense or inconvenience caused directly or indirectly by force majeure or other events which are beyond our control or which are not preventable by reasonable diligence on our part including, but not limited to war, civil disturbance, fire, floods, extreme weather, acts of God, acts of Government or of any other authorities, accidents, theft to or failure of machinery or equipment or industrial action. For the avoidance of doubt, the Cancellation Policy applies to cancellations by reason directly or indirectly related to events which are beyond our control including warnings issued by any authority.


All personally identifying information that you provide voluntarily (e.g. name, address and phone number) will only be used by Great Ocean Retreats to respond to your enquiry and to provide our services and to offer you other products or services that we believe may interest you. Great Ocean Retreats will not sell, trade, share or licence the information you provide to any other entity.
